East Texas Full Power FM Station CP Available Near Lufkin

6 kW FM Construction Permit available in the Lufkin-Nacogdoches area. The station is KLFK Wells, TX. Currently there are approximately 85k people within proposed 60 dBu contour. That number could go up depending final tower selection/configuration.

The estate that owns this construction permit in the Lufkin-Nacogdoches area is needing to move this future station sooner than later and is a motivated seller. The asking price has been heavily discounted to reflect that need and is now just 95k. Just a hair over $1 per pop. Current permit is 6 kW with a directional, but can be amended to 4 kW non-directional with very similar coverage.

$95,000 still seems a tad high, given fellow Class A KEBE-FM in nearby Jacksonville just sold in December for $66K with equipment and a granted CP to move it to a new tower. Northern Cherokee and southern Smith County are both flourishing and expanding at a far more rapid pace, population wise, than any part of Angelina or Nacogdoches County is. By leaps and bounds. What's the story here, Ryan? What is ABoT seeing in Luf-Nac that I'm overlooking? I don't remember the exact numbers involved, but it sure seems like even KAGZ was sold to Tony for less than $95K.

Without having access to the accurate numbers in front of me, I'd gather that KLFK has a noticeably higher pop count in its 60dbu than KEBE-FM. City of Lufkin alone is 2.5x larger than Jacksonville.

The last two sales in the market were each for over $200,000. KAGZ and two translators to ERFET for $225,000 and KJCS to Bryan Broadcasting for $265,000. Both of those have higher population counts than KLFK will and were already built-out, but like KLFK there was no existing IP and revenue attached to the sales.

Tower site Rent is approximately $1100,,,,full disclosure. I offered to help with a inexpensive 80' tower 3 miles away. NO RESPONCE.

This station needs more than 80 ft of height, but regardless I don't remember talking about an inexpensive tower with you and I always try to respond to all inquiries and offers. Were you talking about KLFK or something/someone else? If something slipped through and I missed it though.... my apologies.
 
The tower is near Pollock,,,are you 100% certain it can't go Omni direction at 80’?
 
It might technically work, but I doubt it will have enough coverage in Angelina and Nacogdoches counties to move the needle for most broadcasters. Can you message me more details and I will take a look?

The station needs to protect KTUX and KTJM. I imagine it could go omni at 80ft with 6kW near where it's at right now since it would pull back the interfering contour towards those two short spaced stations. The station however would be weaker into Lufkin and Nacogdoches.

If I myself was building it would almost certainly do a ND antenna and try to find a tower rent less than $1,100/month. I'm 1,000+ miles from there but if was a permit available near here with a similar reach (~85k) I would be tempted to buy it. Either way, whoever buys it needs to act fast, the permit expires October 2024.
