I finally heard a station play Teena Marie

Because they evolved with the times? Because as they evolved their ratings have continued to remain strong?

Matty was doing mornings on Kiss 108 when Teena Marie had currents. Of course they have to evolve, but the mechanical "all business / research driven / lowest common denominator / cookie cutter" model that powers the "most listened to" music radio stations may also be their undoing in an age of Pandora. Illegal pirate "Big City" displayed programming empathy that can potentially bond them with their listeners - not unlike the bond Kiss 108 forged with its listeners early on, that it continues to leverage to this day.

You hit the nail on the head, Big City can "potentially" bond with their audience. KISS has forged a bond with theirs, why jeopardize it?

KISS = cookie cutter?? Not quite. Look up playlists of your average, cookie cutter CHR...then look at KISS's.

Not seeing a huge difference - what are they doing differently? Nelly is #1 on Kiss 108 according to Yes.com, but most of the top songs are what I'd expect any CHR to play. Not that there should be a huge difference, CHR radio is dominating in a lot of markets at the moment - the Katy Perry/Bruno/GaGa/Rhianna/Ke$ha formula is catchy and it works. I did hear "Living On a Prayer" on Kiss 108 again recently, if that's what you mean - a song Kiss 108 might have played into Teena Marie's "Lovergirl" in 1986. What I'm not hearing on CHR any longer are ballads - fine w/ me!

Kiss plays 'Living on a prayer' ALL the time. Apparently its the only 80s record left in the building

It's not just Livin' On A Prayer, it's other gold, recurrents and the occasional current that are not played on a majority of CHR's. Sure, they are playing the songs you mentioned (and playing them frequently), but they are not your ordinary CHR.

Just heard "Waterfalls" by TLC on Kiss108 midday. Refreshing to hear.. 15 years later. Could it be Dylan Sprague being a genius ?

Apparently, "Livin' On A Prayer" isn't played often enough to rank in the station's top 100:

Kiss IS a successful CHR because they are somewhat different..as much as I'm not a pop/Top 40 guy I can definitely say that about them. Well executed all around. They deserve the top ratings they get. 94.5 on the other hand...

New London, CT Hot AC WBMW actually plays a boatload of 80's songs, too. I know, a Hot AC as opposed to a CHR, but as far as stations in 2011 that play a large number of currents, they really go to the 80's well very often.
