Western NY Station for Sale - Which one is it ??

This link, posted mid August shows a sale of an AM again in beautiful Western NY along with 2 FM in market translators.
25k down, good credit and you're in business!
Total cost 290,000 $

290k - the original "fair market value" for WECK AM/FM.

I have learned not to spill any industry secrets on here, but I can assure you that WECK has gone up in value 4 fold since I bought it! You need to get a life, and stop wishing that others fail. At this point, I would not sell WECK with a 2 million dollar offer.
 
A comment made here is a reflection on a person's business or job performance. It might be a good idea to consider that when posting and indeed this was mild compared to some I have read including a few about me and the station I manage.
 
A title of "Buddy.....Giving Up?" is totally misleading, and not even in a fun way. It is what I hate about these boards. NO facts. I have taken a Buffalo station that was crippled in every way when I bought it, and turned it around to becoming an extremely relevant Buffalo station. It is relevant in the ratings as well. A 3.0 share 12 plus for a 1 KW AM metro that is not a Wall Street company is something to be proud of, for me, my associates and most importantly my staff. I am promoting radio in the market, not running away from it like every other radio company does when they are selling "Digital". I am hiring DJ's instead of cutting, and showing a small company can compete with the bigger companies. Not to mention that our 3.0 share is primarily Erie County only, and just the bigger suburbs of Erie county, while other stations have signals that barrel thru Niagara County. I have less population i can reach, and STILL WECK is beating major FM's. That kind of share for our geographic coverage area says a lot. The reason i mention this is because when you make a statement like "Buddy...Giving up?"...it may offend my staff, that put their heart and soul into everything we are accomplishing. If you want to talk about giving up, talk about the huge radio companies like Cumulus and I Heart who have filed bankruptcy to keep their companies afloat. Not mine.

Buddy: I edited the title. The OP did not read the "small market" notation in the sale listing. Last I checked, the top 100 markets are often referred to as "major markets" and they sure are not small!

As for me, like you, I've spent many years in the radio business and I don't ever recall hearing the Top 100 markets referred to as "major markets" until I read your post.

Personally, I've always felt the Top 25 markets are the "major markets" and Buffalo, as great as the city is, is a "medium market" at best. But, to each his own.

Anyone else here on the board have an opinion?

Even if you extended "major markets" to the top 50, which would be a stretch, Buffalo is currently 58. No way is Buffalo a "major market"

FWIW, I have but a single point of reference other that my own personal civic perspective. When the CMA broadcast awards are addressed each year, WYRK is nominated for "Medium Market"... and I've noticed that it is not labelled as simply "Buffalo", but rather "Buffalo-Niagara Falls". Others are identified by a single 'city' like "Buffalo" or equivalent.

Case in point: the old rep firm "Major Market Representatives" would only take stations in the top 100 markets.
 
This thread still hasn't established what station is/was for sale or the market. It's fair to say that Buffalo is a "Medium" size Radio market. The NFL regards it as a "Small" market for TV purposes and the Bills have not been relevant on the national stage since the mid 1990s...

Agreed 100%! Really, in the end, any designation(s) - like so-called 'small'/'medium'/'large'- are absolutely arbitrary.
