You have to ask yourself... WHY does the seller want to keep the real estate?

I will never buy another AM station where I cannot own the land. Learned my lesson early on that one.

Because the land is the only thing of value.
 
I wonder if you could change the COL to Strabane or Peters Township and work a deal to move to 540's towers a few minutes up the road?

I guess the best she can hope for is to lease the station to someone. But, who can afford that. Even if you she would let you have it for 2K per month, you would be hard-pressed to even generate that much revenue. Face it, a broken, stand-alone AM station is not worth the effort.

Those of us who love AM radio will listen, but are we going to go out of our way to support some local sponsor in Washington County.

Worked an AM standalone reboot 25 years ago... even then with a great signal and programming... not only was it tough sailing... but we had to throw in the towel only 2 1/2 years after sign-on. You talk about heart breaking... it still makes me well-up after all those years. Unless you have a combo with an FM... AM standalones are very tough going. It really takes some one with a lot of experience with them who also have deep pockets and the patience of Job to make it work.

What you need to make this station fly:

1. New dial position with AT LEAST PSSA/PSRA...MINIMUM
2. A hands-on GM/GSM
3. Niche programming

4. A sales staff that believes in said niche programming
5. And the deep pockets wouldn't hurt, either...but if you operate it with low enough overhead to start with, that's a lesser concern.
 
They must be operating with much lower power since I couldn't get them in Green Tree or at our transmitter site where they normally come in loud and clear.
