glad to see, FACT for the asking/selling price of WECK-1230,
instead of me typing a mile long, what-if scenario!!!

but, here it goes,
if 1230 am sells for 1.3 M,
what does WJJL get when the owners want to sell ?
was 1230/1.3 *right place - right time, one time deal,
OR...like in sports, does this set the tone/bar for
the next few AM stations whom are locally owned willing to sell..
getting more and more $, before it simmers down, and returns
to ..."normal" (SEE: WSPQ, price 110,000$ ).

on a SERIOUS, NO DISRESPECTFUL note:

(esp, if "sudden" circumstances) occur, where the current
owner(s)of WJJL, cease to live... ( die). No, really what happens?

houses, generally, go up for auction; when single-owner passes;
if home-owner, has a 2nd,even 3rd name on the deed, person
2(if alive); 3-if alive, get the rights to own,the home
(this includes, selling it; tearing it down, accepting it, etc)...
if no name, goes to goverment-for auction.

but, what if all the names, on the (TITLE) (or ownership, of WJJL)
or current "big-whigs" meet the creator at the top of their tower in the sky,

what (legally) happens to WJJL,am 1440?

Bad joke. Very bad. Seriously though, there was an earlier post alluding to the potential values of local AM stations such as WXRL, WLVL, WBTA and yes, WJJL.

Market value is determined by a number of factors, most notably cash flow. Stick value and signal come into play as do market size and coverage.

WJJL isn't even close to WECK in the cash flow category, even considering what WECK may have billed as a stand alone, this does not include bonus or value added inventory from commercials and revenue that were primarily directed to sister FM stations WJYE and WYRK.

As to stick value, signal and coverage, again, WJJL doesn't come close to WECK.

Personally, I think the $1.3 million WECK sale price is inordinately high for Buffalo, especially given these economic times. But apparently the buyer sees it differently.

Here's where I take a hard left in this thread. Had I wanted to buy WECK (IF I had the funding) I would have low-balled Regent. As I read the market (albeit as a house painter in a small family-owned business) these are tough times for home and business remodeling and construction. I would have offered $750k for WECK. Tops. Regent would have laughed. I would have said "you know where to find me if you want my money."

This may be one of many reasons I'm painting and remodeling houses and businesses rather than owning radio stations.

As to the value of WJJL? It's like trading baseball cards. A Mickey Mantle 1954 Dan-Dee PSA 8 might have an asking price of $10 thousand. It's only worth $10k when the money is exchanged from seller to buyer.

The owners of WJJL are probably hoping lightning strikes. As it is now, the station is a 1kW daytimer with 55 Watts at night and a valid CP to move to West Seneca. Last I checked, I didn't see any movement on the CP. It takes money to put steel and copper in the ground. The value of WJJL is nowehere near that of WECK. Emphasis on "NO."

WSPQ Springville went for $110k. WJJL would garner about that, given its present financial condition and the existing climate in the market. Because Niagara Falls, WJJL's present city of license, is larger than Springville and WJJL actually puts a 5mV/m signal over North Buffalo and the Tonawandas, which are more densely populated centers than Springville, there may be more potential for business.

Still, buyers don't put "potential" at the top of their checklist these days. Maybe for big signal FM stations, but not for 1kW AMs. WJJL is the WLKK of the AM band. You can have the best programming in the market, but if the signal sucks and it can't be heard by listeners, it's worthless.

Caveat emptor. Gotta bounce.

I think the house painter's statement was rhetorical. Maybe an FM station like WBNY would have been a better example.
