Ever Seen An "All About Memphis" Board Game?!

My friend gave me a board game called "All About Memphis" that is dated 1982. It's never been used and it's similar to a Monopoly game with the game board featuring places like Mud Island and Beale Street. It also has game pieces with WLVS 94 FM "Exclusive Stereo Country" and coupons for Buger King, Overton Park Zoo and the Candy Store. It looks like it was used as a sales promotion with clients able to buy space on the board and sponsorship on the rules book.

Has anyone ever seen one of these before?
