5kW 24/7, directional with different day/night patterns. Translator pretty much covers the daytime groundwave 2mv/m contour.

They bill themselves as "The Voice of the Foothills" and have both the AM and FM frequencies in an equal size font in their logo.

Live local news blocks 6-9am, noon-1pm, 4-6pm. Syndicated talk and other programs the rest of the time. Local sports on the weekend schedule.

I'd guess they're at least breaking even, revenue-wise.

They managed to separate from in a sale a year ago from Relevant Radio under a waiver that allowed them to bypass the strict rules behind the x band program. Hopefully a buyer will keep it local. But, I'm thinking the value is around the translator footprint that puts a 60 dbu over Placer and northern and eastern Sacramento Counties:

 
That 104.5 translator isn’t as good as the coverage map shows in the valley locations. Too much IF from 104.7 and 104.3 not to mention the directional pattern. The AM booms into Sacramento at night.
 
IIRC they did a sell / leaseback deal with Vertical Bridge a while ago for the transmitter site. Don't know what that monthly cost would be, but it might go up for the new owners. Not sure how they do that. The FM also has interference problems in the foothills from San Francisco's 104.5. Yeah, it's a long way away, but it's line-of-sight.

I saw that listing for a Sacramento AM with translator and my first thought was that it was KJAY. I guess I was wrong.

It must be generating some cash at that price.
That kind of price is close to "stick value" for that kind of market. Even without real estate and; lots of towers are rented these days.

The issue is whether there is enough business to support a station which is really in a far suburban part of a major market.
