Radio Station for sale

It's been since about last year at this time (budget time!) that I've had to figure radio revenues for a market - so I've forgotten the exact percentage (I have it at my office) ... but you take the gross retail sales of the market, subtract Wal-Mart (no radio!) then multiply that by a TINY fraction (much smaller than 1%) to get estimated total radio spending for that market. I'm sure BIA would have that information...at a cost!!!
 
I smell a crook amongst the camp and it sure isn't any of us intelligent radio enthusiaists. Must be one of those blind ads that creates deception.

You think you're going to find a serious buyer here? While there are quite a few professionals, some retired radio people and a ton of radio enthusiasts here, your universe of qualified buyers is small in these friendly confines.
If the station is really worth the $350,000 you quoted me earlier, then a professional broker should have no difficulty rounding up a whole slew of qualified buyers for you.

Seriously. I am curious about the value you place on the land. Are you telling me that land is going for 30k per acre in Arkansas? A real estate appraiser I spoke to in Little Rock today says the land in that area goes for about 2-5k per acre. You got oil wells on that land?

I could explain the criteria you should use when purchasing a radio station. I don't
have the time or space here. However Douglas, since you have so many questions
my big advice is for you to talk to this gentlemen directly or shut it down.

Thank you for your meretricious and condescending offer to explain the "criteria" as you describe it, about buying a radio station. I already own two properties, thank you, and they are doing well. I also consult a select handful of stations specializing in business operations and revenue enhancement.
As for shutting it down, congratulations on being elevated to moderator. I'm asking questions because the information offered about the property has been ambiguous, contradictory, fallacious and polemical at best. Sorry for annoying you.

Broadcaster4hire, thanks for the offer. If you'd like to share it for the group's enlightenment, please feel free. However, I would caution you to a point.
Apparently my questions and attempts at garnering a clear picture of this station, it's operation, and ownership, have caused me to step on someone's rather sensitive toes. And for that I apologize. If one would go back and read my posts, I asked, what I believed to be, legitimate questions in what I thought was a respectful manner.
Now I am in receipt of an email at my unpublished (at least radio-info says the address is "hidden") email address accusing me and my questions of "causing the value of said property to diminish". Well, even my limited and determinate legal training tells me to stop and my own counsel agrees. So, I have.
I will not post to this board or any other board any question, comment or reference to the above radio station in any manner or form.
There, ya got me!

This has been an interesting conversation to follow. Since Douglas has announced his need to back off and be quiet, let me throw out what might have happened, something we may never know.

Let's assume there was an attempt to communicate directly, and that effort went sour. I don't have a relationship with Douglas, but I have watched his postings on another web site. I don't think he is a naive man. If he had any interest in the station, he got on the e-mail, he got on the phone. He knows how to make contact and how to negotiate. He isn't going to negotiate out here in public. That strange message or two had to result from something that we don't see going bad.
 
No critical mass with a facility like that. Sure its in the Little Rock DMA, but it doesn't
cover most of the metro.
