Well, legalities aside, the risk of getting caught before the station sells (or goes dark) is fairly low these days.
As for the station itself: For all practical purposes, it's a daytimer. With 2,500 watts during the day, its transmitter is likely worth less than 20k, along with its processor, rack and any usable remote control. There's no indication whether EAS is at the transmitter, but that's small parts.
No tower, studio, land, buildings or translator. Mostly just license value. What is that?
Recently, Disney sold its Seattle AM for $500k. It has lost its night site and is running from its day tower on a continuing STA. The tower is leased, as is the studio, both of which had to be acquired as part of the sale. It sold to a company serving the "South Asian" market. A bit south of Seattle, a 5/1kW directional (10/2.5 upgrade in the works) sold for $680k. Same basic format... S. Asian. Transmitter site equipment only... leased real estate.
Personally, I wouldn't have paid that much for either one of them, though I did predict the amount the Seattle outlet finally sold for (they originally wanted 2.5 mil... the initial bidder offered 200k). Guess it's all in the eye of the beholder.
