Seeking LMA

nOOb to radio-info, but help me if you can. I am looking for a low cost LMA. Testing the water as a first time radio operator. Probably treading water in a pool of sharks but willing to float my boat. Email me with suggestions and opportuinties at artistbot at yahoo dot com. Thank you!

Okay! I know this request is rather vague considering all the variables but I am really just looking for a low cost entry point at this time, if that even exists. Everyone has to start somewhere and I don't really care where I start. So, if any of you professionals on R-I can point me in the right direction I would greatly appreciate the nudge.

Still on the prowl to lease a radio station. Something that I thought would be easy is proving to be more difficult. Brokers don't want to help, listing information is difficult to locate and most often aged beyond use. Sellers seem to just want to get out like handing over a hot potato.

I check the suggestions Alan sent me but came up empty. So, if you hear about an owner that wants out but doesn't want to sell, please think of me.

I think you need to be a little more specific. A geographic location? What size of
market? I've seen LMA's which were as low as 3500 per month to 100,000 per
month. What are you looking for?

The LMA of KSCA in LA was considerably higher than $100 k a month.

For the first station, geographic location does not matter to me, at all! I just need to get in. Right now, I need a low cost entry point, $3,500 to $5,000 is great. I need to get the chicken and egg scenario resolved and I need access to radio to do that.

Location is everything for the second station. Station #2 will be in a large college location, resort community or major transportation hub. Then we start looking at bigger numbers.

If you have any leads I can really use the help!

Well, in a little over two months I have located an LMA. It wasn't as easy as I thought it would be because there just are not enough online resources or broker interest so I had to resort to cold calling. It looks like I may be keeping the existing staff, but scraping the website. So, now the learning curve begins.

So, now all you pros can share you best one line of advice for me. I alredy have the "SELL" part down. What are the 10 most important things for a n00b to know or watch out for especiall while negotiating the lease?

Scrapping the website?

Because it's current form is done poorly?

Because you don't see any website as having value under any circumstances for this station in this market?

Because website is not something that you are comfortable managing?

Just curious.
 
Scrapping the website for cultural reasons. A website is a must have in any market.

I have worked at Internet companies for the last 10 years so I would rather DIY. In that way I can chop it, and crop it, put some nice rims on it and give it a custom paint job.

I have the "Sales" down, I have the "Website" down, "Streaming" is easy, "Content" is selective, but what about the stick, the equipment, the studio, remote programming, technology, syndication, etc. n00b needs help.
