How much is a NYC signal worth?

When Jacor first tried to purchase then WWWE in 1987 there was some serious talk about going back to a directional array. Those negotiations bogged down, largely because Pete Franklin announced his departure while Jacor was doing due dilligence prior to filing and that idea was shelved. Of course, Jacor did buy the station 10 years later. Although electrically non-directional WTAM still has a bit of a null to the northeast, but that's mainly due to ground conductivity or lack thereof.
