It took me a couple of years and a few thousand dollars to merge the two.

I borrowed 92% of the purchase price no #3. The bank was worried that i'd use cashflow from 3 to reenforce 1 and 2 as 3 was a cash cow. As soon as i could (it took about 5 plus years) i changed lenders and paid down a chunk of the debt. Then filed the IRS paperwork and merged everything.
